Questions
Ask the
awkward
ones
This industry has a reputation and some of it is earned. So the questions people are too polite to ask on the phone are answered here in writing, where we cannot walk them back.
Still unanswered
If yours is not here, ask it directly and we will answer it the same way.
Our side of it
We would rather lose a property than talk somebody into selling one. A seller who felt pushed tells everybody, and in this business the neighbourhood is the market.
Plain English
Words you will hear
Nobody should have to nod along to vocabulary in a conversation about their own house.
After repair value
What the house would sell for once it is finished, estimated from recent comparable sales nearby. Every investor offer is worked backwards from this number.
Holding costs
Financing, taxes, insurance and utilities for every month a property is owned. They run whether work is happening or not, which is why timelines matter so much.
As is
Sold in its current condition, with no repairs made by the seller. It does not mean undisclosed. Known problems still get disclosed.
Assignment
When a buyer puts a property under contract and sells that contract to somebody else rather than buying it. Legal, common, and you are entitled to ask whether it is happening.
Proof of funds
Documentation that a cash buyer actually has the money. Ask for it. A real buyer expects the question.
Contingency
A condition in an offer that lets a buyer walk away or renegotiate. Fewer contingencies means more certainty for you.
No obligation
