Property files
Trans-
formations
Every property we take on gets a file: what it was, what was wrong with it, the decision that fixed it, and what it became. Files stay open while the work is underway rather than appearing fully formed at the end.

What we look for
in a property
Published because sellers deserve to know the criteria before they spend an afternoon on a walkthrough.
01
Bones worth keeping
A layout that can be improved and a structure that is not fighting us. Cosmetic disasters are easy. Foundations are not.
02
A street that supports it
The finished house has to make sense on its block. We will not spend on a renovation the neighbourhood cannot carry.
03
Clear title and a willing seller
Liens, heirs and paperwork are workable. What does not work is a seller who is not sure they want to sell.
04
Room for a real design
If the only move available is paint and carpet, another buyer serves you better and we will say so.
Your property
The next file
could be yours.
Tell us what you have. If it is a fit we will say so quickly, and if it is not we will tell you that just as quickly.
