The seller journey
How this
actually goes
Most people selling a house that needs work have been told a version of this before and found the middle of it full of surprises. So here is every step, how long each one takes, and the exact point at which anything becomes binding. That point is step five, and not before.
Plain terms
What you
are agreeing to
Written out because the industry has earned the suspicion.
01
Nothing is binding until you sign a purchase agreement
The property review, the walkthrough and the written offer create no obligation on you at all. You can stop after any of them without a conversation about it.
02
The offer is not a teaser number
We do not lead with a high figure and reduce it after an inspection. If something material is found that neither of us knew about, we will show you exactly what it is and what it changes.
03
Your details are not sold
What you submit is used to evaluate your property and to speak with you about it. It is not passed to a list of other investors.
04
You choose the closing date
Fast if you need fast. Weeks out if you need time to move, to clear the house or to settle an estate.
Costs
What comes out
of your side
The comparison that actually matters is not offer against market value. It is what each route leaves in your pocket after everything it takes to get there.
| Item | Listing on the open market | Selling to us |
|---|---|---|
| Agent commission | Paid out of your proceeds | None. There is no agent in the transaction |
| Repairs before sale | Usually required to show and to pass inspection | None. We buy the condition as it is |
| Cleaning and clearing out | Expected before photos and showings | None. Leave what you do not want |
| Showings and open houses | Weeks of strangers in the house | One walkthrough with us |
| Holding costs while it sits | Mortgage, taxes, insurance and utilities keep running | Ends at the closing date you chose |
| Buyer financing falling through | A real risk that restarts the process | Not a factor. There is no lender approval to wait on |
| Sale price | Higher on paper | Lower, and honestly so. That difference is what pays for everything above |
This table describes how the two routes differ in structure. It is not a promise about your property, and any specific figure only comes after we have looked at it.
Step one
It starts with
one message.
Everything above begins with one short form and ends whenever you decide it does.
